West Laurelwood Market Overview (Q2 2025)

From April 1 through June 17, 2025, the West Laurelwood market continued to perform well, with both average sale price and price per square foot showing upward movement compared to the previous quarter. Homes sold this quarter averaged $1,925,000, with a price per square foot of $867. Days on market dropped from 34 to just 8, reflecting strong buyer demand. Properties range from original 1960s condition to fully remodeled homes, which contributes to the wide variation in pricing. Active listings are averaging just over $3 million, and some are already in escrow, indicating sustained buyer interest across different property types.
