East Laurelwood Market Overview (Q2 2025)

From April 1 through June 17, 2025, the West Laurelwood market showed steady momentum, with average list prices for active homes climbing to $3,002,333. Price per square foot also increased to $1,034, while average days on market ticked up to 38, suggesting buyers are still active but taking slightly more time to make decisions. Several properties went under contract during this period, ranging from $2.6 million to $3.5 million, reflecting buyer confidence across a variety of price points. Notably, two recent sales closed at an average of $2,187,500 with a price per square foot of $906, and homes spent just over two weeks on the market. The mix of architectural styles and home conditions, from modest mid-century layouts to extensively renovated residences, continues to influence both pricing and buyer interest throughout the neighborhood.
